dc.description.abstractWith skyrocketing prices and rapid episodes of economic booms and busts, standard financial theories could not explain the housing market behaviour in Hong Kong. The significant gap between the explanation of market fundamentals and the actual housing prices, leading to inappropriate predictions and misleading policy implications. This study is divided into two parts: an econometric analysis of the situation and a policy analysis with recommendations.
