Abstract
This research was conducted to study the characteristics of renovation in the actual
construction industry. This field is an infonnal sector that remains untapped by any
researcher. Through thorough interviews with many home owners and renovation
contractors, it was discovered that this informal sector can bring forth a generous
income to the contractors as well as help tlte home owners to be exempted from certain
government taxes.
Through the results of analysis, it was discovered that there are many attractive factors
that draw the contractors to participate in this informal sector. They are the money
factor in which the contractors receive high income, the economic factor whereby the
contractors can branch out when their work in the formal sector reached a stumbling
point and the life factor in which the contractor needs to find a new source of income.
The money factor is the most attractive.
On the other hand, it was discovered that the procedures to obtain the renovation
contract were informal procedures. The employment of a contractor was either through
the client's connection with the contractor or introduced by a neighbour or friend.
Additionally, the measuring technique which is used by contractors are informal
methods whereby the contractors measure quantity based on experience. Even though
this research uses a smal! sample, however it generates valuable information for further
research.
