Abstract
This dissertation is prepared to ascertain the relation between the maintenance
and management with the investment analysis of a highrise office building. The
concept is to manage the owner's highrise office building up to a satisfactory
condition, besides maximising return and reducing operational and maintenance
cost in order to achieve an attractive investment in a highrise office building.
Maintenance and management of a highrise office building involve types of
maintenance management systems, purposes of maintenance management,
policies of maintenance and man?gement and their implementation and
enforcement, sources of income and operational cost and budgeting and cost
controlling. Maintenance and management of a highrise office building is a
broad task involving skill and non skill labours and specialists. It need a long
term observation, the best is up to the whole economic life of the building, in
order to ascertain its effectiveness of maintenance and management:
Analysis on outgoings or annual expenses is carried out based on the items in
maintenance and management. The finding of the analysis shows that a good
maintenance could reduce and even avoid unplanned and emergency
maintenances.
However, analysis on investment is carried out based on sources of income and
operational cost with a reasonably rate of return for a highrise office building. In
this exercise, maintenance and management have play an important role in
achieving a high capital value of an investment. Gross annual income itself
could not guarantee a high capital val:Je. A high capital value of an investment
could only be achieve with high gross, income, low outgoings and at a reasonably
rate of return.
This study concluded that high capital value of an investment in a highrise office
building could be achieve through an effective system of maintenance and
management, apart form the ordinary factor of demand and supply.
