dc.description.abstractPrivate housing developers in Malaysia confront myriad of obstacles that hamper them to grow and progress further. Despite problems and predicaments that beleaguer their businesses, some of them are able to glean fruitful outcomes from the endeavours. Thus, the premise of this research is a matter of grave importance to highlight and assess the salient factors of such achievements. By applying the coalition of Resource Based View and Dynamic Capabilities View theories, this study attempts to identify the causes leading to the business success from the viewpoint of Malaysian private housing developers. A qualitative approach was applied through ten (10) semi-structured interview sessions with the perceived successful private housing developers in Malaysia. This pragmatic instrument is deemed to be reliable since it generates rich and detailed data, coupled with profound investigation towards the subject matter. A content analysis of the interview data recognised a domain of success factors that includes owners' traits and profile, land bank, managerial capabilities, product characteristics, government support, macroeconomic environment and external funding. Under the scope of owners' traits, a set of characteristics consists of high confident and ambitious, visionary and foresight, hardworking, perseverance as well as integrity were deemed to contribute to their business success. Also, prior related experience and level of education were considered to facilitate Malaysian private housing developers in handling their business. In terms of managerial capabilities, the research also discovered four (4) critical aspects, i.e., marketing and customer service, social networking, planning and business strategy, and financial management as competencies that should be possessed by successful housing developers. Surprisingly, a number of respondents have also associated their success with proper market analysis. Apart from that, product characteristics such as quality product and innovation, project location and price, as well as reputation and branding were observed as key catalysts in ensuring their business success. On the basis of the results of the thesis, the final model of the study was elicited accordingly. Towards the end of the thesis, theoretical and practical implications were discussed and several potential avenues for future research were identified and proposed. Through this research, private housing developers in Malaysia can gain insight into the creation of business success and subsequently sustain their survivability. In brief, this research helped to produce a segment in a more inclusive global picture of the success factors of entrepreneurial activities in the lens of Malaysian private housing developers.en_US
